Description
Upon a faith-based organization’s completion of its highest Pathway, dictated by its highest possible Property Readiness score, organizations move forward with either Development or Alternate Property Use.
Development
The Development path involves the preparation to transform the faith-based organization and property from technical advice to pre-development and development.
- Engage Technical Advisors (e.g., architects, attorneys) to develop and issue an Request for Proposal (RFP) to fulfill the client’s defined missional property use.
- Selection of a developer
- Support attorney-led negotiation with developer
- Perform Owner’s Representative services to ensure that the client’s interests are fulfilled through project completion
Alternate Property Use
The Alternate Property Use path involves the identification of and program implementation by Mission Adjacent Partners who have the capacity to work with the faith-based organization to operate a program or programs to fulfill a stated Mission without full development of the property.
- Mission Adjacent Partner identification: Research and coordinate discussions and planning sessions with non-profit programming partners who will operate on the property.
- Perform Owner’s Representation services to ensure that the client’s interests are fulfilled through program implementation.
Outcomes
- Affordable housing development or other redevelopment use of the property.
- Partnerships with non-profit programming partners on the property (Mission Adjacent Partners)
